Daramis and the City of Prague Announce an International Competition for a Modern Urban Block in Vršovice

Daramis, together with the City of Prague and the municipal district of Prague 10, has announced an international urban and architectural competition for the new design of an urban block in Vršovice. The Kodaňská 1441 competition concerns the area between Kodaňská, Kavkazská and Moldavská streets, where a new urban block is to be developed on the site of the existing Kodaňská 4D Center office building (formerly Chemapol-Investa). The new block will consist primarily of residential buildings, complemented by shops and services on the ground floor and a kindergarten. The proposal is expected to build on the traditional perimeter block structure of Vršovice and contribute to improving the quality of public spaces in this part of Prague 10.

The proposed block, with a total capacity of approximately 64,000 m², will complement the surrounding development while remaining permeable for pedestrians and offering new public spaces. The block will include a standalone kindergarten, which will be transferred to the administration of the municipal district upon completion. The ground-floor spaces facing the surrounding streets will also accommodate shops and services, increasing the attractiveness of the area and expanding local amenities in Vršovice.

“Announcing the urban and architectural competition is a key step for us in the preparation of the Kodaňská 1441 project. Our goal is to create a modern, vibrant and sustainable urban block that will offer not only high-quality housing but also well-functioning public spaces naturally connected to Vršovice. We believe the competition will deliver innovative solutions that respect the character of the locality while responding to the needs of contemporary urban life,” says Omri Sivor, founder of Daramis.

Competitors are tasked not only with designing the new block, but also with proposing improvements to the adjacent streets of Kodaňská, Kavkazská and Moldavská, and with exploring the potential form of development along the northern edge of Kodaňská Street, which will serve as an inspirational basis for possible future development in the area.

Architectural teams from around the world may register for the competition until 12 January 2026. The jury will then select five to seven teams, which will have until early April to prepare a concept for the urban block and its surroundings. Three to four of the best proposals will advance to the second phase of the competition for further development. The winning proposal will be presented to the public in the middle of next year. The competition is organized by the planning office ONplan.

“We see the Kodaňská 1441 project as a major opportunity to cultivate this part of Vršovice. The design of the new urban block will allow the district’s structure to be completed in a way that respects its scale while introducing contemporary urban standards. The creation of a new kindergarten is also of great importance, as it will strengthen local amenities and respond to the real needs of families in Prague 10. Equally important to us is the improvement of public spaces, because well-designed streets and ground floors create lively and safe environments. We believe the competition will bring solutions that will be beneficial for all residents in the long term,” explains Martin Valovič, Mayor of Prague 10.

Local residents were able to participate in the preparation of the competition in October and November through several forms of engagement. At an outdoor exhibition in front of the Kodaňská 4D Center building, they were introduced to the competition and took part in a map-based discussion. An online questionnaire was also available, in which residents assessed the current state of the area and provided suggestions that may subsequently be reflected in the competition proposals.

Construction is planned to begin after all necessary permits have been obtained, by 2029, with completion scheduled for 2032.
